Exclusive | Billionaire ex-Houston Rockets owner slashes $13 million off Manhattan condo price as he makes permanent exit

Former Houston Rockets owner Leslie Alexander is once again looking to unload his ultra-luxury Gramercy Park condo — but this time, it comes with a big downside.

After years of fluctuating price tags, the two-story Manhattan masterpiece at 18 Gramercy Park South is back on the market for $32 million, according to a StreetEasy listing update, down from a previous asking price of $45 million in June.

The billionaire financier and attorney, who sold the Rockets for a record $2.2 billion in 2017, bought the five-bedroom loft for $42 million in 2012. That means Alexander is now willing to drop $10 million to unload the residence.

Since then, the 6,329-square-foot property has seen a parade of price adjustments, including $49.75 million in 2015 and $48.75 million in 2022.

The home is a rare gem in one of New York’s most exclusive neighborhoods, complete with the ultimate status symbol: a key to the famously private Gramercy Park.

Encompassing four terraces and 1,900 square feet of outdoor space, the penthouse also boasts a private pool, hot tub and skyline views.

Inside, the grand foyer opens to a living room with views of Gramercy Park. The home also features a formal dining room, a library for entertaining – and a chef’s kitchen with hand-painted cabinets.

Upstairs, the master bedroom suite boasts a large walk-in closet and a walk-in marble bathroom with heated floors.

Housed in an 18-story building originally built in 1927 and renovated by star architect Robert AM Stern in 2013, the property offers top-notch amenities: a concierge, a concierge, two roof terraces, a club room, a spa and a gym.

Eleonora Srugo of Douglas Elliman maintains the listing.

“We are excited to finally present this incredible property at such an incredible price,” Srugo told The Post. “With the seller no longer living in New York and not using the home, combined with a challenging election year and fluctuating markets, the message has become clear – it’s time to sell.”

“With the anticipated reopening of the Gramercy Park Hotel, there is potential for significant appreciation, returning the property to its original value.”
